IntroductionBell Island is an exciting and thriving Newfoundland town with top notch facilities and services. The population is just under 4000, there is a large skilled labour force, training facilities, available land, industrial assets and the social infrastructure combined with financial incentives for business start-ups and retraining. Currently the Community College on Bell Island is under-utilized. A group of concerned residents, the Bell Island Industrial Adjustment Services IAS Committee, is actively investigating opportunities for this state-of-the-art facility. The aim of the IAS Committee is to create jobs, diversify the local economy, enhance infrastructure, attract investors and foster an atmosphere of unity, confidence and initiative throughout the community. The IAS Committee and the Town of Wabana are willing to enter into an agreement with groups and/or individuals who wish to avail of the resources located at the Community College. Community CollegeThe Community College on Bell Island has been an integral part of the community in both a social and economic sense for many years. The facility has been instrumental in training many skilled workers who have found meaningful and long-term sustainable employment in both Newfoundland and other parts of Canada. Since construction in 1963, this building was primarily used as a training institution but can easily be converted to a manufacturing or production facility with few, if any, structural changes. The building is a 1 and 1/2 story steel frame structure with approximately 3622.4 square meters (36 m x 100.5 m) on the first floor and approximately 630 square meters (45 m x 16.5 m) on the second floor for a total combined floor area of 4360.5 square meters. The roof is a metal pan on steel joists with a built-up roofing surface and the floor is a reinforced concrete slab. The exterior walls are brick and the interior walls are plaster. The building is heated by a Central Boiler System and has a fire and alarm system installed. The building is serviced by a fire hydrant and it is only 3.0 kms to the fire station. There are six large work shop areas on the first floor with full service bays, overhead doors and welding areas in each. There are a total of seven classrooms as well as a fully equipped science lab, a library, a large cafeteria, a staff room, a storage area, a boiler room and general administrative offices located on the first and second floors. Male and female washroom facilities are located on both floors. There is also a large inventory of machinery, equipment, office furniture, classroom furniture, supplies and various other items available In the face of difficult choices, Bell Islanders, in partnership with government and business, are working toward revitalizing the local economy. An excellent opportunity exists for a new or expanding business and/or training institution to establish in a community that is neighboring Newfoundland's largest market and population base. A business enterprise establishing at the Bell Island Community College may meet the criteria and be designated as an Edge Company under the Economic Diversification and Growth Enterprise (EDGE) Program. This program offers substantial incentives including: a 10 year exemption from provincial corporate tax, municipal tax exemptions and various start-up assistance grants. Also a facilitator will assist in securing necessary permits and licenses and the execution of a business plan. Current Tenants
